Selling a home in 2012 is going to continue to be challenging. Due to the events of the past several years sellers are competing with banks listing foreclosed properties at bargain prices and the inventory of properties is high, causing some listings to get 'lost' in the sea of homes.
We spend a lot of time preparing your home to sell. We will go over small repairs you can do to make the home show better and be more likely to pass a home inspection. I have a plethora of great resources at your disposal if need be.
A professional photographer will create a story of your home through pictures and we will explore the best features of your home to create marketing remarks that will catch the attention of choosy buyers.
You must stand out on the internet. After I have created the best marketing materials for your home with photos and virtual tours, I will make sure the advertising shows up in all of the frequently used websites by Buyers (for example Zillow.com, Homes.com, Realtor.com) as well as websites that pertain to you locally (such as an ad for a Ballard home in MyBallard.com blog). Of course, the home will be featured on all Brokerage sites including RE/MAX, Windermere and RedFin.
Most Buyers are working with a Buyer's Agent. Buyer's Agents are the best advocates for your home. I have a good relationship with other agents and they know when they write an offer on my listing there is a professional on the other side. They don't have to worry about hidden issues and the transaction will be smooth. I market directly to Buyer's Agents so that they will choose your home for a tour and I communicate with agents who have showed your home to get crucial feedback on what their Buyers are saying and what we can do to improve our listing.
That is just a peek into my listing process. When we meet I will go over the rest of the tools I use to get your home sold. I will present you with comparable sales in the area so we can determine a price, as well as an analysis for what it will cost to get your home sold.
